Kapalua Golf Villas: Maui Real Estate Update

Kapalua Golf Villas

Built in 1979, the Kapalua Golf Villas are situated overlooking the Kapalua Bay course in the heart of the resort. Situated on over 15 acres, the Golf Villas is comprised of 186 villas in 16 buildings.

At the time of this posting, there are 19 active listings (approximately 10%), with 4 pending sales, and 8 sales since January 1, 2012. The sales have ranged from a low of $410,000 for a one bedroom villa in original condition, to $780,000 for a beautifully upgraded two bedroom villa.

In 2012, 40% of the sales year to date in the Kapalua Resort have occurred at the Golf Villas. In part, this activity may be attributed to a large scale remediation project and assessment that was just approved by the AOAO.

The scope of the much needed remediation work includes, but is not limited to: new roofs, installation of copper gutters, replacement of wood siding, repainting, drainage and landscaping work, and pool cabana and carport repairs. The work is anticipated to be completed in summer of 2014, and assessments are scheduled through to 2015.

Kapalua Real Estate: Market Update
It’s on everyone’s mind: “What’s going on in the market?” While trends are difficult to predict when data samples are small, I find the quarterly comparison of our market against the prior year to be insightful. We have definitely seen an increase in both the number of sales and sales volume. The impact of a record sale for $14,000,000 in the Plantation Estates in early 2011 serves to skew the data: without it, the volume would have been less than 50% of that achieved in the first quarter of 2012 and the average sale price would have been $1,500,833, much closer to this year’s. The greater sales volume is generated by a concentration of sales at the low end of the market segments.

In particular, we are seeing a majority of this year’s sales activity at the Kapalua Golf Villas. The Golf Villas were built in 1979 and a much needed remediation project (and assessment) has just begun. The AOAO is renovating the exteriors of the buildings, with changes not limited to, but including, new roofing, siding, and installation of gutters. With this type of change, it is not uncommon to see prices fall slightly as inventory increases. Buyers finding value at the lower prices at the Golf Villas have propelled the market forward, with 8 sales year to date as compared with 7 in all of last year.

Kapalua, Maui Real Estate Market Update: April, 2012

It has been a beautiful winter and spring here in Kapalua, and there is a sense of optimism in the real estate market. If we were to compare the first few months of 2012 with 2011, there have been 14 sales to date vs. only 9 in the same time frame. The total dollar volume remains fairly constant ($25,611,000 in 2012 vs. $24,560,300 in 2011). However, it is noteworthy that the 2011 figure was significantly increased by the sale of a $14 million home, and without it, the volume would have been less than 50% of that achieved so far in 2012.

This April, the Kapalua Resortwill host several events ranging from fashion, to beauty, to the many facets of Hawaiian culture:

April 5
Joseph Ribkoff Trunk Show
at the Kapalua Logo Shop

The Kapalua Logo Shop will host a Joseph Ribkoff Trunk Show from 3-7 pm.
Enjoy champagne and pupus while viewing the designs of Joseph Ribkoff.

April 6-8:
The Celebration of the Arts: “Me Ke Aloha...with Aloha to all”

at the Ritz-Carlton, Kapalua

The Ritz-Carlton, Kapalua will host the 20th Annual Celebration of the Arts. This festival showcases the many facets of Hawaiian culture through music, dance, art, demonstrations, and films, and is considered to be amongst the best cultural festivals in the islands.

This weekend festival is hosted by Clifford Nae’ole, who has assembled some of the islands’ best artisans, educators, practitioners, and entertainers participating in a variety of events to bring the spirit of Aloha to all who attend.

Don’t miss some of the special highlights, which include Saturday’s Celebration Lu’au and Show (memorable food and entertainment), After Hours parties (the best of Hawaiian music), and a special Sunday Easter Brunch and egg hunt.

Billy Yamaguchi, creator of Feng Shui Beauty concept and celebrity stylist is back in Kapalua fresh off the Hunger Games movie set.

Mr. Yamaguchi will be taking appointments for makeovers and haircuts throughout the week. Special events include a complimentary seminar explaining the concepts of Feng Shui Beauty, the goal of which is to express a person’s inner power and beauty by connecting their inner power and energy with the outside.

Maui Celebrates with Friday Town Parties

Missionary House by Sarah HowardOne of the joys of life on Maui is our charming historical towns--from the oceanfront town of Lahaina to the Upcountry town of Makawao, where I grew up.  One of my favorite things to do on a day off is to stroll down Baldwin Avenue and soak up the cool Upcountry air (and stop by Komoda’s bakery for their famous cream puffs, my childhood favorite).

Each Friday, Maui hosts a town party in one four historic towns. The schedule is:

Tonight is the Second Friday of the month, which means visitors and kama’aina alike will descend upon Front Street in the historic town of Lahaina to enjoy music, food, art and local culture.

The entertainment is free, and there are special offerings from merchants and restaurants. The them of today’s Friday celebration is “The Sounds of Lahaina” with music in Campbell Park (located next to the Baldwin Home on Front Street)

  • 5-6 p.m. Wilmont KahaialiĘ»i
  • 6-7 p.m. Al Nip
  • 7-8 p.m. Eddie Tanaka

You’ll find booths supporting local charities in the park, more music up and down Front Street, and kama’aina specials at the Ono Gelato Company, Kimo’s:, Kobe Japanese Steakhouse & Sushi Bar, The Pioneer Inn, Amigo’s Authentic Mexican Food, Cool Cat Café, and Blue Lagoon Lahaina,

And, because Friday night is art night in Lahaina, tonight you’ll find galleries have opened their doors with featured artists, wine and pupus. Kapalua, Maui: Real Estate Market Update

Spring tends to be the busiest time of year, and we are seeing increased visitors to Maui in general. According to the Hawaii Tourism Authority (www.hawaiitourismauthority.org), Maui began 2012 with visitor spending in January, the highest on record for that month. Total arrivals to Maui rose 8.7 in January 2012, when compared with 2011: primarily due to increases in visitors from Canada (+12.7%), U.S. East (+7.1%), U.S. West (+2%) and Japan (+7.1%). I found it interesting that the number of visitors was up from California but down from the other West Coast states of Washington and Oregon.

With increased visitor arrivals, we have been seeing an increase in the activity in our real estate market. This holds true for the Kapalua real estate market. The following is an overview of recent activity:

An Eye on the Kapalua, Maui Real Estate Market: 2012 is off to a great start!

The Kapalua real estate market is moving along with nice momentum considering it is so early in the year. Last year, as of this time, the resort had just two sales for a total dollar volume of $4,583,300. This year, we have had 9 sales, with a total volume of $19,891,000.

So far, the sales in the Kapalua Resort have been concentrated at the low and higher ends of the market, with a low of $515,000 and a high of $5,000,000:

Kapalua Golf Villa 18P56: Listed at $559,000, sold at $515,000
This is a two bedroom, renovated villa on the golf course. REO

Kapalua Ridge Villa 1721: Listed at $62,000, sold at $566,000
This is a one bedroom, ocean view villa in original condition.

Kapalua Golf Villa 18V4: Listed at $575,000, sold at $575,000
This is a renovated, ocean view villa.

Honolua Ridge II, Lot 1: Listed at $1,890,000, sold at $1,600,000

The overall resort market in 2010 and 2011 was relatively stable across the board:

While the market was relatively stable on the whole, it's noteworthy that two high sales in the Plantation Estates ($14,000,000 and $9,600,000) elevated both the average sale price and the total dollar volume. Also, properties were on the market longer in 2011 (by 119 days) and sold at a lower percentage of list price (85% vs. 91%).

Coconut Grove on Kapalua Bay

In this issue,  you'll find updates taken from the Kapalua Resort Annual Sales Reports, which illustrate how sales in 2011 compared with prior years for the Resort in general, as well as by property type (Condominiums, Homes, Land), and by each individual neighborhood.

2011 continued the trend of 2010, with a concentration of sales at the low end of each market segment and record high sales. The average sale price for the resort was buoyed by two record high closings at the Plantation Estates at $14,000,000 and $9,600,000, and several closings at the Ritz-Carlton Residences, Kapalua Bay. With these high sales, the average sale prices for condominiums and homes are only down a little over 20% since the peak. Vacant land prices have been hit the hardest, with average sales prices down 57% since the peak. (I'll be posting a more thorough analysis to my blog in the near future.) This trend seems to be continuing in 2012, where we have had seven sales in the Kapalua Resort to date: 3 ranging from $515,000 to $575,000, 3 ranging from $2,450,000 to $3,245,000 and a Coconut Grove sale recording last week at $5,000,000.

The new year is often associated with new beginnings, and for me, in 2012, that holds true. After nearly twelve years with Kapalua Realty, I have been offered a position with Island Sotheby's International Realty.
